How to Create a Modular Home Floor Plan

There are many possibilities when designing a floor plan for a modular home. A manufacturer's standard plans may not be perfect for your family's needs, but customized floor plans can be made. You will need to work closely with the modular home dealer and manufacturer to come up with a design customized for your needs and desires. Many floor plans designed for standard stick-built (wood frame) homes are not applicable to a modular home's dimensions and construction guidelines.

      Identify your needs and that of family members. Make a list of what you want included in the floor plan, such as whether you want a single-story or double-story home. Decide what number of bedrooms, bathrooms, specialty areas and square footage are needed, based on the number of people who will be living there and the activities they plan to do in the home. Also consider the cost of modifications to make sure the design will stay in your affordable price range, and will meet building standards or other local requirements where you plan to build.

      Draw a rough sketch of the floor plan you envision. Cut pictures out of home magazines to illustrate the elevation and appearance of the exterior you would like, and provide them to the manufacturer or dealer. Provide as much information as you can about the type of design you want .

      Review the plans with the manufacturer after they run them through a computer-aided design system to come up with a floor plan based on your specifications. Tell the manufacturer what changes you want made to the preliminary design system.
