Property inspections take between two to three hours to complete and will entail a test of a property's electrical, mechanical and structural elements. Property inspections are an added cost to the buyer. To receive an FHA loan, buyers must have an inspector who is certified and licensed through the FHA program.
FHA certified inspectors must be able to send and receive email, utilize the Internet, and have basic computer literacy in a Windows based system.
FHA certified inspectors must exhibit construction and mechanical expertise and follow FHA inspection protocol. Inspectors are required to have completed a minimum of 250 property inspections unassisted before applying for FHA certification.
The application for certification with FHA must be submitted online via the Department of Housing and Urban Development website, along with supporting documentation of prior inspections. FHA automatically denies applications that are incomplete or contain false information.
