Different Phases of Construction

From a vague concept of a building, dam or bridge through to the finished structure, there are different phases that every construction project goes through. Jane Stuckey, a senior health-care consultant for operating room construction, points out that the phases of construction often overlap. So regardless of whether it is a large or small construction job, there are sequential stages that must be followed.
  1. Conception

    • All construction projects have to start with an idea. It could be sparked by a need -- such as building a dam to meet the demand for more electricity -- or a desire, such as constructing a ski resort in Dubai. Directly linked to the idea is funding, because without money even the best construction idea in the world would not get to the architect.

    Design

    • According to Steve McCarthy, an architect, the design is everything, as all phases of the construction project relate back to the plan. The design phase involves determining the uses of the finished project, be it a bridge or a suburban house, and planning accordingly. The design phase is also related to the budget. Once the design is in place, the next task is finding a builder to manage the construction.

    Builder

    • The Consumer Build website suggests that after you find the builder by getting tenders and quotes, that you get subcontractors and sign contracts. This phase may also require budget adjustments or amendments. Another part of this step is obtaining the necessary permits and buying construction insurance.

    Construction Stages

    • The physical building stage starts with site preparation. The next phase of construction is the foundation. Following the blueprint, the construction moves from the carpenters to the plumbers and, finally, the electricians.

    Final Details

    • Once the structure is built, it is time for the finishing touches. In the case of a house, it might be laying the carpet or, for a dam, the final inspection. It is also important to obtain a code compliance certificate at this point. The final phase of any building project is landscaping, because when the construction is finished even a mansion doesn't look good without aesthetically pleasing surroundings.
